HNIs Invest Rs 74,000 Crore in Indian Real Estate via AIFs in FY25 with Warehousing Sector Leading
High Net Worth Individuals (HNIs) have significantly increased their investments in the Indian real estate sector through Alternative Investment Funds (AIFs), contributing an estimated Rs 74,000 crore in the financial year 2025. This surge reflects growing confidence in the real estate market as a robust asset class among affluent investors.
Ramandeep Sassi, Executive Director at Welspun One, highlighted that warehousing and logistics properties are currently leading the investment wave. The sector has attracted substantial capital owing to the rapid expansion of e-commerce and the growing need for modern warehousing infrastructure. This trend underscores a shift in preference toward asset classes that offer stable returns and resilience against market fluctuations.
The inflow through AIFs is boosting innovation and diversification within real estate, enabling developers to focus on specialized segments such as industrial parks, logistics hubs, and tech-enabled warehouses. These sectors are seen as pivotal in supporting India’s evolving economic landscape.
Market observers note that despite some volatility in global and domestic markets, the Indian real estate sector continues to attract substantial HNI interest. This influx of capital is likely to sustain growth momentum and offer new opportunities across residential, commercial, and industrial real estate sectors in India.
